According to Subiaco real estate agent, Nikki Peinke, the most important feature childless, high-income couples look for when choosing a home is lifestyle.
‘We see a lot of couples who both work and they tend to choose low-maintenance homes because they just don’t have the time to do a lot of gardening etc, and homes that they can lock up and leave when they go on holiday,’ she said.
Entertaining areas and luxury features are also a high priority in this demographic.
‘Aesthetics are probably more important to the high-end of the market than perhaps families or first homebuyers,’ said Ms Peinke.
‘Quality and design become more important if you are spending a lot of money on a property.’
Location, location, location:
Part of the ‘lifestyle’ consideration is proximity to amenities such as cinemas, restaurants and nightlife, with people in this demographic often choosing inner city suburbs for their culture and atmosphere.
Nikki Peinke says that Subiaco is ideal because it is close to the city, has great access to public transport and a wide range of choice when it comes to housing.
‘Subi has everything from apartments to townhouses, super-modern design to gorgeous character homes.
‘That combined with the vibrant culture makes it a popular choice for young professionals.’
Northbridge, Leederville, Maylands and Mt Lawley were also mentioned as having lots of attractive ‘high-end’ housing and being close to the major GLBTIQ points of interest.
Renovations to sell:
The sky is the limit when renovating a house in this price range. Luxury features such as a pool, a spa or ducted air conditioning will add value, while aesthetics such as landscape gardening and modern light fixtures will make the home more appealing.
In the lower end of this price range however, there are many couples looking to buy their ‘dream home’ who are eager to renovate themselves.
‘The idea of renovating your home has become really popular with young professionals who have the disposable income and time to invest,’ said Ms Peinke.
‘That way your home is really personalised and it’s rewarding to create something for yourself.’
